INSTRUCTIONS

Please attach documentation that you have to date for us to provide a quotation for the proposed works (Please note that all services cannot be determined until we are formally engaged and a pre-building approval assessment has been completed).

• Site plan.
• Floor Plan
• Elevations.

Refer below some examples of documents that should be provided if possible:

Example Site Plan - Sewer Site

If you are connected to reticulated sewer, your site plan should include (at a minimum): 

• A North Point
• Property boundaries
• Property address
• All existing structures on site
• Location of proposed structure
• Location of sewer main and sewer connection point
• Distances from the proposed structure to the property boundaries, other structures and sewer main 
• Dimensions of proposed structure

Example Site Plan - Un-sewered Site

If you are on a site that is not connected to reticulated sewer, your site plan should include (at a minimum):

• A North Point
• Property boundaries
• Property address
• All existing structures on site
• Location of proposed structure
• Dimensions of the proposed structure
• Distances from the proposed structure, to the property boundaries, other structures and the waste water disposal area 
• Location of the approved septic tank & waste water disposal area (e.g.septic trenches)

Example Foor Plan

For A1 Certifier to appropriately be able to assess your floor plan, it must be clear, drawn to scale and show the following information (at a minimum):

• The full layout of the proposed building or renovation.
• The property address.
• The drawing scale, date and revision number.
• The name and licence number of the person who prepared the plan, where applicable.
• Each room labelled by its intended use, such as bedroom, kitchen, bathroom, garage or patio.
• Overall building dimensions.
• Internal room dimensions.
• Wall locations and thicknesses.
• All doors and windows, including their sizes and opening direction.
• Kitchen, bathroom, toilet and laundry fixtures.
• Stairs, steps, ramps and changes in floor level.
• Finished floor levels and external step-downs.
• Smoke alarm locations.
• Decks, patios, verandahs, balconies and garages.
• Existing, proposed and demolished work clearly identified.
• Any loadbearing walls, posts, columns or beams affecting the layout.
• A reference to any related engineering or construction details.
• For extensions or renovations, the plan must clearly show:
• What already exists.
• What will be removed.
• What will be constructed.

The plan must be easy to read and contain enough information for the proposed work to be assessed. Concept sketches, real-estate plans and hand-drawn layouts will generally not be accepted.

Example Elevations

Elevation plans should include: 

• Front, Side and Rear Views: Detailed drawings of the building’s appearance from all relevant perspectives. 
• Building Heights: Exact measurements of the building’s height and the height of various components, such as roofs and eaves.
• Architectural Features: Information on materials, colors, window and door placements, and any decorative elements.
• Ground line: Indication of the ground level relative to the building’s elevations.
